More people have been looking to move to San Antonio in 2022. (Especially from Austin!) And San Antonio rents aren’t going down. From finding your perfect new home to negotiating rental prices, finding an apartment in San Antonio can be quite the experience. Taking inspiration from our sister publication SFGate in San Francisco, MySA reviews local properties showcasing the best, the worst, and everything in between right here in the Alamo City. Let’s guess the rent.

Sorry. We are not visiting a neo-classical mansion this week. Instead, we’re taking a trip to historic Monte Vista near San Antonio College for this 450-square-foot home billed as a studio.

It’s small, but you might be surprised how well the owner has managed to fit into the space. The listing says the place is perfect for a “responsible student,” but also asks the tenant to show proof of income of three times the monthly rent.

The “responsible student” could do a lot of work once you see the rent.

Let’s dive into it.

The kitchen is immediately to your left.

As soon as you enter, you see the kitchen on your left. It pretty much needs one person, including a microwave, toaster oven, and countertop stove.

The owner even found space for a washer and dryer.

There is also a refrigerator right next to the washer and dryer combo. They really match everything here.

You can literally swing around to find your living room space with what looks like a wardrobe and a couch.

Turn around and you will see your living room with a sofa and a wardrobe. The place only has one AC unit. I wonder how it works on the hot summer days we saw.

Wait a minute.

The computer. To improve.

Hello.

Hello.

craigslist

Hi friend. The dog is not included but the listing says the studio is furnished.

Do not worry. There is a necessity behind this barn door.

I’ve said it before, sliding barn doors are in place this year. It seems a bit more here, but it’s necessary for what’s behind it.

Behind this sophisticated barn door, we peek into the bathroom.

The bathroom which has your standard fittings as well as a walk-in shower and tiled floor.

It's an office. It's a wardrobe.

Right next to the bathroom you will find this piece of furniture. Or is it an office?

No. It's your bed.

No. It’s your bed.

craigslist

Yes. It’s your bed. A Murphy bed to be exact. I can’t really tell from this photo, but the legs would definitely hang off the end of the bed.

This is probably one of the main selling points of this studio.

Then we come to this final room in the studio. It’s definitely cozy in a strawberry lemonade style. But will rent reverse that feeling?

The monthly rent is $1,000, depending on the post on Craigslist. The list is also on Zillowwhich means it is on the multiple listing service, so it is legit.

The address is not disclosed on either listing, but Craigslist says the apartment is not far from restaurants like Barbaro and La Fonda.

Here’s the other kicker, with the security deposit, application fee, admin fee(?) and first month’s rent due when you move in, the first month’s payment is $2,500.

Zumper says studios in Monte Vista cost an average of $799 per month.
